The OK Hotel most famously hosted Nirvana before they drove down to LA to record ‘Nevermind,’ but the historic Seattle venue has a long, storied history in grunge, rap, and more. The ghosts from its heyday still linger in the city’s scene.

All around Seattle’s Pioneer Square, you can find ghosts. Rows and rows of brick buildings harken back to the city’s earliest days. Throughout the early 1900s, the neighborhood used to be the focal point of town with its stately Smith Tower and its teardrop windows once being the highest skyscraper on the skyline. But times change, cities grow and develop, and people move on.
The past hangs heavy over Pioneer Square. Even though the Kingdome baseball field was demolished over 25 years ago, you can still grab a bite at The Kingdome Deli on the corner of King. And rows and rows of bars and venues line First Avenue. Spaces like The J&M Cafe and The Central Saloon have been here for over 100 years and are still active, nightly packing rooms with fresh-faced bands continuing the lineage of live music in Seattle.
Each of these buildings has incalculable stories embedded in its brick walls. But there’s one that’s continually fascinated me: the OK Hotel.
Do even just a bit of light reading on Seattle music history and you’re bound to come across the OK Hotel. The space became synonymous with the grunge movement in the ’90s. It’s where Nirvana first debuted their breakthrough single “Smells Like Teen Spirit.” When Cameron Crowe directed his grunge rom-com Singles, he made the venue and its adjoining cafe a focal point for the characters. The list of bands that have come through the space is a veritable who’s who of the ‘90s: Bikini Kill, Beck, Green Day, Queens of the Stone Age, Pearl Jam (back when they were still known as Mookie Blaylock), and numerous others.
What was it about this place? How did it become the epicenter of one of the biggest musical movements of the last half-century? Put simply, the OK Hotel was the right place for the right time.
The hotel existed long before the idea of crowd-surfing did. The building was constructed in 1914, and at this point Pioneer Square would affectionately be described as “seedy.” The hotel attracted a motley crew of sailors, loggers, and ex-convicts. When it first opened, guests could look out their window and see the majestic waters of Elliott Bay. That is, until the Alaskan Way Viaduct was constructed in 1953, which not only blocked the view but brought in a steady wallop of noise outside patrons’ windows. The Viaduct itself is now another Seattle ghost, deconstructed in 2019.
“ It was an old flophouse,” Tia Matthies tells me in a South Seattle bar. She and her husband, Steve Freeborn, bought the OK Hotel in 1988 and began operating it shortly after. Over drinks, the two of them laugh and grimace as they tell me about their bold and questionable idea to take on rehabilitating the building.
Matthies and Freeborn moved into the OK Hotel just one week after they were married. She was 23 and he was 29 years old. Matthies had grown up in Seattle but the couple were living in Santa Cruz.
“ We had an idea to do a rehearsal space and artist studio,” Matthies says. “I'm an artist and he's a musician, and we were trying to figure out a way that we could do something where we would have time to do our own stuff.”
They realized this would never be affordable in Santa Cruz. But Seattle was cheap. Matthies’ father had a connection with the “slumlord” landlord in charge of the OK Hotel. At this point, they say, the hotel had been abandoned since about 1972. The owners at the time had inherited the building and had no idea what to do with it. The landlord offered Matthies and Freeborn free rent…if they cleaned out the building. The young couple accepted.
For over a year, they worked tirelessly to haul out garbage. Each hotel room brought new mysteries. They’d open one room and find it full of wheelchairs and crutches. Walls were covered in graffiti for the Wobblies labor union, likely done by loggers. Freeborn even recalls finding boxes of prison letters that were left unsent.
The work was grueling and extensive. But life continued. The couple even welcomed their firstborn daughter into the world in the OK Hotel. She was born in the room where Matthies and Freeborn lived.
Though the rent was free, the repairs were not. While they steadily worked on the building, they needed some sort of income. They decided to put their idea of turning the building into an arts space to the test by bringing in some bands.
“We would have shows to try and get enough money for paint…” Matthies says.
“Or electrical or plumbing,” Freeborn continues.
The couple had become friendly with everyone living and working in the neighborhood. There was a blue-haired worker at the nearby Grand Central Bakery they’d become friendly with named Stone Gossard.
“ I'd go get my coffee before I was gonna work, and [Stone] knew we were doing The OK, but he would say things like, ‘Hey, man, I got a new band,’” says Freeborn. “And that was Mother Love Bone.”
Mother Love Bone would play their first-ever show in the OK Hotel in 1987, two years before the space officially opened. They would go on to be one of the most consequential bands of this era of Seattle music. They were arguably the first band from Seattle since Heart that showed promise of breaking out and quickly signed to a major label in 1988. Their success is now seen as a direct precursor to the ‘90s grunge explosion. After lead singer Andy Wood’s tragic death by overdose in 1990, Gossard and bassist Jeff Ament would go on to form Pearl Jam.

Of course, none of them knew this quite yet, but they had some indicators that the band was going to be big. The room couldn’t fit more than 100 people and they’d set up a borrowed PA system for a very DIY show. But the line of people who showed up to see this group went out the door.
“That show had the most beautiful people, I don't know where they got them all,” Freeborn says with a laugh. ”They were popular kids in town.”
This Mother Love Bone debut show would be a harbinger of everything that was about to come. When Matthies and Freeborn arrived in Seattle, things were cheap and Seattle was barely a thought in the minds of the general populace. There were more hippies than punks, but that was swiftly changing.
They’d continue to host a slew of bands before their official opening with local acts like Skin Yard and Swallow who were further developing in this dirty, distorted punk sound. After they officially opened in 1990, OK Hotel opened its doors to even more future Northwest legends: The Gits, Hole, The Posies, 7 Year Bitch, and Treepeople.
When it opened, the space was a mix between a show space, gallery, and cafe. Thanks to their gallery status in particular, the venue was able to maintain all-ages status. This was a rarity in Seattle at the time due to the maligned Teen Dance Ordinance making it prohibitive for most venues to obtain the proper licenses. Freeborn credits a “young architect with a ponytail” at the permit department for helping them find this crucial workaround.
Freeborn had also built a huge stage in the venue. Most of the bands who came through didn’t understand why. Matthies and Freeborn recall that most of the bands were comfortable just playing on the floor. The music scene wasn’t really taking off, feeling more like a smaller community of artists, but Freeborn wanted to do it properly. The taller stage was a blessing as the space grew in prominence. Very much an “if you build it, they will come” decision.
I asked Matthies and Freeborn if there was any particular moment they felt things shift in Seattle and at the OK. They both give the same answer, one that might be obvious: Nirvana.
“I remember hearing Nirvana on the radio and thinking, ‘That’s Nirvana?’ They were just playing in bars!” Matthies recalls. “It sounded messy but they just got it right.”
There was of course that famous Nirvana show at the OK where they played “Smells Like Teen Spirit” for the first time. Matthies missed it, needing to stay home with their kids. But she recalls thinking, “Those guys just played The Central or The Vogue. Like, they'll be around.” Then the band exploded.
Freeborn was there though and recalls the night as “epic and historical and it was packed.” But it also nearly didn’t happen. The band’s flakiness left Freeborn thinking that the show wouldn’t be very promising.
”We only had a week to put that show together,” he recalls. “ They bailed, booked and bailed, and booked and bailed.”
But the saving grace, Freeborn thought, was one of the other acts on the bill, Bikini Kill. Bikini Kill were making waves in the Olympia music scene and spearheading the famous riot grrl movement of women in punk music. Freeborn recalls women fronted bands like Bikini Kill, The Gits, Babes in Toyland, and L7 always doing well. So if Nirvana failed to deliver, at least there was that.
As Freeborn remembers, the band’s performance was a mixed bag.
“ They were pulling it together,” he says. “I mean, when they were on, they sounded great. And then it would fall apart. One of those kinda things.”
But Freeborn later recalls hearing that Nirvana’s earnings from the show ended up being the gas money they desperately needed to drive down to Los Angeles and record their second album, Nevermind. From there, the band’s fame skyrocketed—and Seattle went up with it.
The OK gained a huge reputation after Nirvana and Pearl Jam blew up, and especially after their venue was featured in Singles, which also became a smash-hit film.
“We had a period of time where we got grunge tourists,” Matthies says. “ People from all over the world. We were on the ‘grunge tour’ of people wanting to know where Pearl Jam sat [in Singles].”
People would film their commercials outside the OK Hotel, much to the annoyance of Matthies and Freeborn. The local economy started to boom, people would stumble over from the local bars to the OK to pay homage. Things got so crowded and booked that the OK had to expand with a second room with a bar and stage. They had to put chicken wire across the bar to keep people from trying to steal the booze. The venue's fame was even attracting major pop stars.
“ Madonna called once,” Freeborn remembers (oddly enough, he and Madonna’s families grew up together). ”She had the label, Maverick, and she wanted to know about the band Candlebox.”
However, they’d missed the call and only got her message via answering machine.
“ We were like, Fuck, we missed Madonna!” says Matthies.
It wasn’t just Madonna looking to get a fresh new band to sign either. Record executives began to flock to the OK.
“ They had no idea who they were gonna see, and they weren't always going to see good bands. They were just looking for the next thing,” Matthies says. “ It made Seattle a little boring, in my opinion, because everybody was a little stressed about this opportunity. Rightly so. I don't blame people for being that way, but it wasn’t… a free-for-all, or anything goes, or people experimenting and trying new things.”
“It wasn’t the Rhino Humpers!” Freeborn interjects, naming a Seattle band I’ve truly never heard of.
Matthies and Freeborn became a beloved part of the Seattle scene. Other venues and businesses were often asking for their advice. Freeborn, in particular, would help with repairs and teach venues how to run their sound. He even appears on the cover of Seattle supergroup Hater’s 1993 self-titled album wearing a dress and holding a rifle.
To their credit, Matthies and Freeborn didn’t just book up-and-coming grunge bands exclusively, even if that’s what was selling at the time. As bookers and curators, they were always trying to bring in new sounds and ideas. The couple will mention all these famous names that have passed through but then really wax poetic talking about bands like Sweaty Nipples and The Cherry Poppin’ Daddies.
All this came naturally as Seattle had a lot more going on than just heavy guitars and angst. The first Thursday of each month, they’d book Black Cat Orchestra, a large ensemble group mixing classical music with Eastern European influences. They were a far cry from grunge, though one of their key members, cellist Lori Goldston, performed with Nirvana on MTV Unplugged. Even still, the OK Hotel had a magic for helping talent find the right people.
”One day, David Byrne walks in,” Matthies remembers. “Only a handful of people recognize him, myself not being one of them.”
As it happened, Byrne walked into a Black Cat Orchestra performance. He ended up staying the whole night, watching the band and bumming cigarettes off their bartender, Pat. Byrne ended up recruiting the band to play on his 1997 album Feelings.
As the venue’s prominence grew, more touring acts stopped through that would go on to huge success. An early version of The Goo Goo Dolls came through in 1991. Freeborn remembers being amazed by Green Day in 1992, the first pop-punk band they ever booked. Queens of the Stone Age actually played their first show at the OK Hotel for the venue’s 10th anniversary in 1997, with Matt Cameron of Soundgarden and Pearl Jam on drums, no less.
But it wasn’t just the bands that were changing. Crowds were changing too. After Nirvana exploded, more and more people started coming to shows from out of town. Kids were showing up to shows wanting to mosh, but not understanding the appropriate etiquette and getting themselves hurt. Freeborn takes pride that they didn’t have fights at the OK Hotel, but the neighborhood was changing and more people wanted proximity to the perceived glamor of grunge.
The OK Hotel was synonymous with ‘90s Seattle, but it wouldn’t last long. At least not in this iteration. Its ending was downright cataclysmic.
As the couple both recall, things turned ominous the night of February 27, 2001. Fat Tuesday celebrations had been known to get out of hand in Seattle, especially in Pioneer Square. Freeborn remembers their bartender calling him and saying the scene outside was turning into a riot. There were 4,000 people in the square, and as things escalated 350 police officers were deployed to respond. Freeborn told the bartender to close it down, it wasn’t worth the risk. What he didn’t know is that this would be the last time the OK Hotel would operate.
The next morning, news broke that 20-year-old Kristopher Kime was killed after being beaten in the head with a skateboard. The news was heavy, but there wasn’t much time to process what it meant for the neighborhood or the OK Hotel before the next shock.
On February 28 at 10:54 A.M., Seattle shook. The Puget Sound region was hit with a 6.8 earthquake—now known as “the Nisqually Earthquake.” It was the largest earthquake to hit the region since 1949. The earthquake caused property damage estimated between $1-4 billion dollars, including to the Alaskan Way Viaduct and the OK Hotel building itself. The building would need to be renovated. Matthies and Freeborn, however, made the difficult decision to close their doors for good.

It took a few years, but renovations were eventually made and the OK Hotel reopened in 2004 as a residential space. Though it was no longer a venue, music couldn’t help but come out of the OK Hotel. But this time, it was an entirely new sound.
Shortly after the building reopened, local producer Audeos moved in. He started by making beats in his own apartment. But, like with Matthies and Freeborn, it quickly grew and attracted talent. Audeos called his studio 206-HOP Sweatshop. As Audeos told The Stranger in 2009, the name came from the building always feeling hot. He adds, “I think it’s the ghosts. The old grunge bands used to play in that building. Their ghosts are keeping the place hot.”
He’s not the only one who's referenced the ghosts. When I spoke with renegade artist OCnotes for the KEXP podcast Fresh off the Spaceship in 2022, he recalled spending time with Audeos and feeling a similar presence.
“The ghosts of the OK Hotel and I, we're friends. Trust that, man,” OCnotes said. “There is high-level energy all up in them hallways. Pick a floor. Mad shit goes down… I promise you, it’s haunted dog.”
In the late 2000s, veteran Seattle hip-hop producer Vitamin D moved his Pharmacy recording studio from the Central District into the OK Hotel. Vitamin D has worked on records from everyone from Kendrick Lamar to 50 Cent. But it was there in the old OK Hotel building that he worked on records for landmark Seattle hip-hop acts like Blue Scholars, The Gift of Gab, and Common Market. Local rap group The Physics quickly followed suit, moving their studio into the basement of the OK Hotel as well. The same building that was so crucial to the rise of one Seattle sound was giving birth to another.
For their part, Matthies and Freeborn never gave up on creating a space for music and community. They continue to operate the cozy Rendezvous Theatre in the Belltown neighborhood and founded the Columbia City space, The Royal Room, before selling it in 2024. The space is still operating today.
Walking by the OK Hotel now, you’d be hard-pressed to know any history happened there. I always wondered about the space, reading about it in Seattle history books, old articles, and liner notes. When I finally went to seek it out while working on this piece, I realized I had driven and walked past it countless times without ever knowing. Nondescript, its beige and green colors blend in with the rows of other buildings on the street. The viaduct is gone now, so you can get that same watery view sailors and lumberjacks had when the spot first opened in the early 1910s. The building is still a residential space. It had a short-lived stint as a vegan microgrocery a few years ago, but has since reverted to just apartments.
I pressed my face to the glass to look in. I’d been trying to get into contact with the new owners, but repeated attempts to reach them came up empty. I could barely make out the letters of a giant ‘OK HOTEL’ sign on the wall.
I’d hoped to find some of those ghosts I’d heard about. I thought being there, I might be able to feel a bit of that history. A deeper connection with the music that came from our city, decades of sounds and ideas that have meant so much to me and others. But instead, I felt like a voyeur. Not wanting to look too creepy, I just walked away.
I don’t know if I’ll ever see or feel those ghosts the way I wanted to. But I keep thinking about all these stories. The rooms filled with trash. The young couple who saw its potential. The bands and fans who filled the rooms. The beats that would have rattled the walls.
Spaces like the OK Hotel are important. They create community. They inspire people to create, to work together, to try out new ideas. Amazingly, the building is still standing after over a century of earthquakes and punk shows. And I wonder now if the ghosts have maybe taken a different shape: legacy. The bands, bonds, and ideas forged in those walls couldn’t be contained there. They’ve now spread all over the world. It’s no longer just for us in Seattle. The ghosts of the OK Hotel are everywhere.
